The Custom Home client who has decided to build usually has a number of details they need answered regarding their design and to understand the overall building process.  Most folks know the  “Big Picture” of what would make them happy.  They’ve dreamed up all the things they want and etched out a Wish List in their mind. Now they just need to see it on paper, review sketches & house plans, and get the wheels in motion to initiate the Design process and evaluate the property they're considering.  At Jacques Homes, our goal is to simply deliver the wonderful home that you've always wanted. Our procedure is to first listen to your ideas, review your favorite plan selections, provide ideas and costing, and review your property and any other elements of concern.  We then manage the process from start to finish.  Each Client has a different set of concerns and "hot buttons", so we’ve gathered a list of typical Questions.  Also, for an agreed upon fee, Jacques Homes, Inc.,  can also consult with you,  if you elect to GC the project yourself.  Our consultation involves providing information for areas such as: selecting an Architect, permits, site work, subcontractors, suppliers, and interior designers; This route may prove most cost effective for you.

How do we Contract with a Builder? Is there a Deposit to get things in motion?
Typically, after you have researched the market, spoken to a few Builders, then toured their homes, you should have a pretty good feel for what product you liked.  If you then decide Jacques Homes, Inc. will be your chosen builder, we will then: Present plans that we’ve built, various other plan options, review a typical Construction Contract and pricing, and recommend designers if you have no plans or have plans requiring modification. An agreed upon Deposit prior to Construction is issued to the Builder upon contract. Contracts are typically “Lump Sum” (includes every item to complete home per contract documents) or “Cost Plus” (total cost of materials & labor plus an agreed upon percentage.)  

How long will it take to build the house?
Allow 6- 8 months or more for the building process on average.  However, allow approximately 2 months for every 1,000 finished square feet. So a 3,000 square foot home would be roughly 6 months, depending on the complexity and nature of the project.  A completion date will be written into your Contract. Once under construction, we diligently pursue the work until completion.  Jacques Homes provides a 1 Year Warranty.  

Where do I find a plan, and how will the Builder help me out?
Home Plan Books, Architecture firms or a Design you've found on the Web.....are the typical resources for obtaining a plan. However, we also have designers we recommend who will complete an adaptation of something you’ve found that requires modification. Once we’ve seen adjacent properties and homes in the area, we will make suggestions as to what architectural style may work best, based on resale later and what “fits in” best with the neighboring properties.  Suggestions for your investment are discussed in detail.

What will the price be per square foot, what price range do you build in?
As floor plans and styles vary so much, there is obviously no exact science to the price per square foot.  Items such as all living space on only 1 level versus 3 levels, which creates a larger foundation, the amount of unfinished square feet, number of garage bays, exterior siding, roof lines, basement size, number of chimneys and structural components are just a few of the many items involved in pricing out your new home. Estimates and breakdowns for each item are turned around quickly for your review. 

How do we get through Approvals, Neighborhood Associations, the County or the City Permits?

We will assist you will all approvals and obtain a Building Permit once all documents are complete regarding your Design, Contract, Price, Lot Closing, and any other required approvals. We will meet with the officials from each group once a signed contract and/or deposit are satisfied.

Do you Build just one type of Design or all types?

Our Single Family completed homes span many styles from Georgians, Farmhouses, Traditional , Contemporary, French Country, to Cottage-style retirement homes.  

How many Counties do you build in, what are your travel limits?
Mostly Albemarle County & Charlottesville.  Just let us know and we will immediately let you know if it is out of our area.

Who is running the job, who do I call or email?
We are unique in that our owner oversees every project, with the assistance of field crews.  The Owner or a field crew team member is always available.
